But what if… you may be thinking this just won’t work for you because you have a unique situation or problem.  Believe me, with all of the houses we’ve bought, the chances are very good that we’ve run across your problem before and we will have a solution.  But let’s go over a few of the most common “what if’s…”  
What if I don’t have much equity or I owe more on my house than it’s worth?  
No problem!  With so many downsizing, rightsizing and job transfers, we work with many sellers that have not lived in their house long enough for it to appreciate.  One guy had lived in his house less than 1 year when we bought it.  This could be an expensive problem if you were selling your house by listing with a Realtor (the Old way). You would most likely have to come up with thousands of dollars to pay the Realtor and pay the closing costs.  OUCH!  
We have a simple solution! 
 When there’s little equity in your house, we normally will buy your house with owner financing.  This means that after we buy your house, we start making your mortgage payments on the existing mortgage.  Yes, you read that right!  We make your house payments.  We also take care of insurance, taxes, utilities, yardwork, maintenance… everything that needs to be done.  Meanwhile, we find a buyer that can either purchase your house right away or one that can lease it with an option to buy after it’s had time to appreciate or the buyer gets their financing in place.  Either way, it’s us making payments and taking care of everything – not you!  
What if my house is listed with a realtor now?  
Since we would not be willing to pay an expensive Realtor commission, and we know you don’t want to pay it either, you have two choices.  You can wait until your listing agreement expires with the Realtor, then contact us to buy your house.  
Or you can cancel your listing agreement.  You’ll need to look over your listing agreement to see what needs to be done if you decide to cancel the listing.  Be warned that the Realtor won’t be very happy if you cancel the listing agreement and will probably try to talk you out of it.  But you have every right to cancel if the Realtor isn’t getting the job done as fast as you need or to your satisfaction.

What if I’m having a new house built and I don’t want to move until it’s finished?  
Having a new house built is exciting but it can create so much uncertainty.  Often there are delays caused by weather or other factors that are out of the builder’s control.  This can make it impossible to guarantee a completion date for your new home, making it impossible for you to give your buyer a firm closing date!  Frankly, we don’t know too many buyers that will buy without a firm move in date.  
If you sell this house and your new house isn’t finished, you would be forced to either move into an apartment or a hotel until your new home is complete.  But that means two moves and added stress for the whole family – not to mention the expense.

 We can buy your house and then lease it back to you until your new home is complete.  If it takes 2 weeks, 2 months, or longer… it’s not a problem.  
What if I live out of state, will I have to come back for the closing?  
If you live out of state, you do not have to come back for the closing.  The Title company or attorney’s office can send you all of the closing documents by Federal Express or UPS.  You’ll need to take them to your bank or a place where you can get your signature notarized.  Then we will provide an envelope for you to send all of the documents back to the Title company by express mail.  
What if I have tenants living in the house now?  
If the tenants have a lease agreement in effect, and they are making their payments on time, we will honor it.  
If the tenant does not have a lease agreement, we will require them to go through our standard credit application procedures.  They may be able to stay if their credit and payment history have been satisfactory.  
If you have a problem tenant in the house, we’ll take care of evictions procedures – at our expense.  No more landlord hassles for you!  
We can immediately take over the financial burden of your monthly mortgage payments, and we’ll take care of fix-ups and maintenance, regardless of how minor or how serious.
